Serving Bay Area business owners, county by county
Team Singh helps owners buy and sell businesses in eight Bay Area counties: Alameda, Contra Costa, Marin, San Francisco, San Mateo, Santa Clara, Solano and Sonoma. That covers Oakland, Fremont and Hayward; Concord and Walnut Creek; San Rafael; San Francisco; San Mateo and Redwood City; San Jose and Santa Clara; Vallejo, Fairfield and Vacaville; and Santa Rosa and Petaluma. We work with gas stations, liquor and convenience stores, franchises, restaurants, motels and other operating businesses, and we also handle the commercial real estate and leases that go with them.
Our office is in Sacramento, and the Bay Area is part of our regular service area. We meet owners in person, usually at the business after hours.
Relationship first
Many Bay Area owners we talk to are planning a move, a retirement or a second location a year or more ahead. We're glad to start early. We'll give you an honest opinion of value and a checklist so the business is ready when you are, with no pressure to list. Request a confidential conversation.
What's different about selling in the Bay Area
• High occupancy costs. Rent is often one of a Bay Area business's biggest expenses, so the remaining lease term, renewal options and assignment terms matter a lot to buyers and their lenders. We review the lease first and bring the landlord in early.
• Local rules. Cities and counties here have their own permits, health rules and business licenses. San Francisco, for example, has its own business registration, on top of the ABC license transfer for liquor and the environmental and fuel steps for gas stations. We coordinate these alongside escrow. See our gas station and liquor store sales page.
• Confidentiality. In dense neighborhoods, word travels fast. We market without naming your business, screen every buyer, and require a signed NDA.
• SBA buyers. Most business buyers use SBA loans. We work with the lender, escrow and both sides' advisors.
Realistic timeline
• Prep: about 2–4 weeks.
• Marketing: usually 2–3 months, depending on pricing.
• Escrow: usually 60–90 days with SBA financing, though it can vary.
• Gas stations and liquor stores: about 3–6 months overall.
